Lee & Associates | Lee South Bay Team
Torrance, CA · Ports of LA & Long Beach

Four brokers. One market.
Since 1991.

Craig Poropat, Joseph Stanko, Garen Ramyan and Brett Landon — three principals and an associate at Lee & Associates Los Angeles - Long Beach. Seventy years of combined transaction history inside the same twelve miles of dock-high, tilt-up, port-adjacent product. We represent occupiers looking for space and owners looking for tenants, in roughly equal measure. Most of that work is here in the South Bay; when a requirement runs past the harbor, we go with it.

Three principals and an associate, on every South Bay assignment.

Craig Poropat, Joseph Stanko and Garen Ramyan are principals at Lee & Associates Los Angeles - Long Beach, working the South Bay industrial inventory daily alongside associate Brett Landon. The broker who pitches your building is the broker who leases or sells it.

Five ways industrial clients hire us

Requirement, vacancy, or a lease rolling in the next 18 months?

If you're an occupier: give us throughput, pallet positions and truck count and we'll size the building before anyone talks square footage. If you're an owner: we'll show you where your rent or price sits against the last comparable deals in the submarket. Either side, on-market and off, with the comps behind every number.

Warehouse, distribution, manufacturing, freestanding and outdoor storage space for lease and for sale across Torrance, Carson, Gardena, Compton, Long Beach and the LAX corridor. If you're searching rather than listing, tell us the requirement — we canvass buildings we don't represent, and a large share of South Bay industrial space transacts before it is ever marketed.

Nothing on the board matches that.

That is common in this market — a large share of South Bay industrial space trades before it is ever marketed. Send the requirement and we will canvass owners in the submarket directly.

Nothing here fits the operation?

Send the specification — square footage, clear height, dock ratio, power, yard or trailer parking and occupancy date — and we will canvass the submarket owner by owner, including buildings that are not formally on the market.

About the team

A specialist team, not a general practice.

The Lee South Bay Team is a four-broker industrial group inside Lee & Associates Los Angeles - Long Beach, a 30-plus agent office in Torrance. Our practice is deliberately focused: tenant and landlord representation, owner-user and investment sales, sale-leasebacks and build-to-suit across the five South Bay submarkets. That focus is the point, not a boundary — when a tenant's growth takes the requirement to the Inland Empire, or an assignment needs a discipline we don't practice, the 30-plus agent Torrance office and the national Lee & Associates network work it with us.

How we work

Depth before breadth

South Bay industrial is the inventory we track daily — building by building, owner by owner, across Torrance, Carson, Gardena, Compton, Long Beach and the LAX corridor. Clients who outgrow the market stay with us; we bring in the Lee office or network market that fits.

Principal coverage

The broker who takes the assignment is the one on the dock, at the LOI and at lease signing. You work with the same person from the first tour to the last signature.

A full office behind us

Thirty-plus agents in the Los Angeles - Long Beach office and a national Lee & Associates network — research, comps, other disciplines and cross-market referrals when a deal leaves the South Bay.

Services

Tenant representation, landlord assignments, sales and build-to-suit.

Five assignment types across South Bay industrial property, with the same four brokers on all of them — whether you're looking for space or looking for a tenant. When the situation is a hybrid — a sale that should be a leaseback, an expansion that should be a build-to-suit, a sublease that should be a buyout — that's the conversation worth having before going to market. Requirements that reach outside the South Bay we cover with the wider Lee & Associates network.

How an assignment runs

STEP 01
Spec the operation

For occupiers: pallet positions, throughput, truck count, amps, racking plan. Clear height and dock ratio come out of that — square footage last, not first. For owners: the same read, from the demand side.

STEP 02
Canvass the submarket

On-market space, quiet listings and owners we call directly, including buildings represented by other brokers. You see the full set, with lease comps behind every asking number.

STEP 03
Create competition

Parallel negotiations, not sequential. Leverage comes from having a real second option.

STEP 04
Close and stay on

LOI, lease, T.I. scope and delivery. We calendar your renewal the day you sign and start the next cycle early.
